Let Only

With this option landlords employ our services to find suitable tenants, complete all the relevant and important paperwork, and provide them with a deposit certificate and one months rent up front.

Once the tenancy has begun, the landlord takes full responsibility of the management of the property.

What do Landlords need to comply with?

From 1st April 2013, all deposits for a private tenancy must be protected with an approved tenancy deposit scheme.

14 days after receiving the deposit from your tenants, Landlords or their Agents have to protect it with an approved scheme within 28 calendar days. Once the deposit has been protected with the scheme, Mid Ulster Properties will send out a copy of the certificate to the tenants confirming to them that their deposit has been protected. The scheme we use is TDSNI, a government approved scheme for the protection of tenancy deposits, based in Belfast Northern Ireland. They are an award-winning service which provides deposit protection and dispute resolution across the UK.

Once the tenant has decided to leave their property, an inspection of the house will be completed by our agent to ensure that there has been no damage done to the house, whilst living there. Once the landlord / Agent has negotiated with the tenant, deductions can be made, ensuring both parties are happy.

In most cases, Landlords / Agents and the Tenants are able to come to an agreement however, if this is not the case, you can raise a dispute with the TDSNI Dispute Resolution team free of charge, as this is a service which is offered by them.

There are also a number of other legal and health and safety issues that a Landlord must comply with and we are able to offer expert guidance in relation to these matters.
